While bedrooms are not always the first area house hunters focus on, they are often a difference maker appreciated later.
The size and placement of these rooms need to not only be sufficient for the family’s needs today, but be beneficial in later stages of life, as well. This is particularly true for the children of the family.
The Grada is a front-drive single-family model by Hopewell Residential. Measuring 2,112 square feet, it is currently displayed as a show home in Rangeview.
This new southeast Calgary master-planned community is located less than 10 minutes by car from the South Health Campus, movie theatre and YMCA in Seton.
In this home, both secondary bedrooms are well-sized and equipped with spacious walk-in closets. The larger of the two reaches 10 feet four inches by 12 feet 11 inches, comparable to the primary bedroom in some homes.
In the show home, one of the bedrooms is staged with bunk beds and a desk with seating for two. This proves that there’s space for three younger children above grade.
These bedrooms are a few steps down the second floor hallway from a full bathroom containing a vanity with two sinks. This lets two children comb their hair and brush their teeth at the same time, saving valuable minutes on busy school day mornings.

A central entertainment room helps create a buffer between the children’s bedrooms and the rear-facing primary bedroom, which is 14 feet six inches by 12 feet five inches. It is joined by a substantial ensuite, within which the walk-in closet is accessed.
The ensuite features a glass-encased shower with tile next to a deep soaker tub. Across from these pieces is a vanity with two sinks beneath a full-width mirror.
There’s a great deal of space between these sinks, giving each partner in the couple more than enough room for their respective hair and hygiene products.
Also on the second level, a laundry room with a front-load washer and dryer sets up across from the above mentioned entertainment room.
On the first level, everything is open and bright. Leading the charge in this regard is a soaring open to above great room.
The extra ceiling height allows for additional windows on the taller-than-typical rear-facing wall. This effect not only pulls in natural light, but makes the great room seem larger than it is.
The great room sunshine also pulls into the adjacent dining area, and L-shaped kitchen.

Multiple people are able to enter and exit this kitchen with ease thanks to the considerable space around its island, which has a sink and eating bar that seats three people.
The appliances are paced in a considerate, functional way. For instance, the fridge is on one wall and oven on the other, letting both be used without without risk of crowding. In the show home, the fridge has french doors.
From the kitchen, the walk-through pantry connects to a well-proportioned mud room.
If a member of the family needs to work remotely, there’s a handy flex room located next to the foyer. It’s closed off by an elegant barn door.
In cases where a home office is not needed, this room can handle a variety of other uses, such as a toy and children’s book room for families with young children. This option helps keep the great room clear of clutter, useful for times when hosting friends or extended family.
